What Makes Riverpark Different for Pest Control
Riverpark is a planned community in north Oxnard (ZIP 93036), built on land that was once gravel mining pits near the 101 and the Santa Clara River. The old pits were turned into water recharge basins, and the area sits over fast-draining soils that feed the Oxnard Plain aquifer.
That setting shapes the pest problems here:
- The river bottom, basins and nearby open land hold large rodent and ant populations. When the river runs high in winter, when vegetation is cleared, or when the weather turns cold and wet, those animals move into the nearest yards, garages and attics.
- Sandy, fast-draining soil is easy for ants to nest in, and irrigated lawns and landscaping next to foundations keep those nests moist and close to the house.
- Newer stucco and slab construction keeps many pests out, but the gaps are specific: the weep screed along the base of stucco walls, garage door corners, hose bib and cable penetrations, and roof vents.

Mice and roof rats in garages and attics
Mice usually get into Riverpark homes through the corners of the garage door, where the seal doesn't close fully against the slab. Then the inside areas where you've seen activity. You get an explanation of what's causing it and a price before any treatment. Tips for Riverpark Homeowners
- Check that the garage door seal touches the slab across its full width, including the corners.
- Keep mulch and soil below the weep screed at the base of stucco walls.
- Trim trees and vines at least a few feet back from the roof and walls.
- Don't store pet food or birdseed in the garage in bags.
